Seriously, can I suggest an aggressive incentive program to encourage preservation, restoration, seismic upgrades etc. of neighbourhood character buildings in exchange for an additional level or whatever else? I'm thinking of that building, the one across the street, the one further down Cook near Fairfield, the Normandie further up Cook, the Fernwood buildings, etc.

Oh, now I see the entire east side upper floors has not begun.  That's an odd way to build.

They are still in the framing and structural process. Be realistic!  For scheduling purposes, that's a lot easier than when you have multiple subcontractors undertaking electrical, plumbing, elevator, and HVAC work, and certainly easier than when the drywall, millwork and flooring contractors arrive!

 

As to the east-west dichotomy, the western portion is a lot more complicated with all those cantilevered components and steel integration, including the elevator structure.

I hadn't thought of that, but I guess it makes sense. The eastern half of the project will have much less complicated framing I would imagine.

Abstract has fantastic architectural designs, but they must be the slowest builders in all of Victoria. Maddison on Oak Bay Ave took a ridiculously long time as well. Patience I guess.

So the door frame might be a bit like Moxies.  Free-standing concrete frame then glazing all around.

It will be interesting to see how much use that second floor resident patio space will receive.

 

I suspect that the strata corp will struggle with the cost-benefit of that feature over the longer term.

That’s often the case, isn’t it. Looks good on paper. But in reality people rarely socialize in communal settings when they live steps away.

The communal room in my building is used all the time. Daily by several people. Folks like to hang out there for some reason.
