We have gone up by at least ten for total listings in the last week, Just a flood of new inventory.

Likely a lot of people like me. Before Covid I had been actively looking at buying another house. Not going to buy in this current craziness, with offers over and no conditions. Made that mistake previously with a condo. So I have a house to throw into the selling pool once I find another one that better suits my current lifestyle requirements. But that has been pushed down the time frame, for at least a year or 2.

Why doesn't the government make house inspections mandatory, other jurisdictions do, then everyone is on a level footing.

Why doesn't the government make house inspections mandatory, other jurisdictions do, then everyone is on a level footing.

 

Why doesn't the government make car inspections mandatory when purchasing from a private seller? I believe we do not need the government controlling every single aspect of our lives. If you choose to buy a home without a home inspection you should take responsibility for your own action.

why don’t listing realtors or sellers routinely pay for the inspection beforehand and make it available to all buyers?

The real life difference between accredited inspectors is truly shocking, similar to agents :)

presumably a qualify listing agent will choose a quality home inspector.  

 

the listing agent's job is to show all the reasons why "this house is great".  if it really is, surely an inspection is a selling tool.

so it watched it, it's a very good video.

 

but it still seems to me you are taking it from the point of view of the buyer/buyer's agent.  when i'm saying you should engage one of those 10% of inspectors you like, and provide it for your listing.

 

you also seem to be saying that the inspector is biased and is more likely to tell buyers there are issues (more so than telling sellers).  that seems self-serving, the same inspector might be trying to get more than one job from the same buyer, by providing a poor report on the first home, looking to be engaged for another one when the buyer passes up bidding on #1, based on the report.

 

to me this sort of puts in to question ALL inspector reports, no matter who ordered or paid for it.
