Well we still have some days left. I would guess about 380-400 sales by month's end.

The end of the month always has some odd jumps in both sales and new listings. Especially the new listings jump by a couple hundred at the end of the month for some reason. Almost every month this year has been very similar to last year for new listings up until the last days of that month, but then suddenly jumped up a couple hundred in the official monthly stats. Must be some difference in how they're counted.


I've looked into this. The calculation of Interim Stats for each Monday is a scaled-down version of the suite of programs used to calculate the month-end statistics. The two count new listings and active listings slightly differently.

Bottom line is the Month-End New Listings and Active listing counts are correct.

Here's one thing that I know would be difficult for a realtor to recommend, but if you are facing a possible lower selling price, by up to 4% on a $700,000 home ($28,000) then why not put some money into a bathroom/kitchen upgrade if it's needed?

I know it would be hard to recommend it as a realtor, as if the home still does not attract an offer, the homeowner might be pissed off (at you). But if the homeowner does not HAVE to sell quick, he gets the bonus of a nicer kitchen/bath while he waits out the market a bit, if that's what he thinks he can do.

I dunno, wouldn't that be sort of risky? The buyer would likely do things differently if given the same amount of money to play with. That being said, would a $30,000 reno yield a $30,000 increase to the resale price? Less? More?

A well done Kitchen can sell an otherwise drab house. That said the reno would have to be done in a taste that would suit the market which may not be what the homeowner if they stay, actually wants.
