Here's one thing that I know would be difficult for a realtor to recommend, but if you are facing a possible lower selling price, by up to 4% on a $700,000 home ($28,000) then why not put some money into a bathroom/kitchen upgrade if it's needed?
I know it would be hard to recommend it as a realtor, as if the home still does not attract an offer, the homeowner might be pissed off (at you). But if the homeowner does not HAVE to sell quick, he gets the bonus of a nicer kitchen/bath while he waits out the market a bit, if that's what he thinks he can do.
Too much risk in this market. You never know if you will get the money back and while you are renovating the market might drop a percent or two. If doing so do a low cost good looking kitchen. Buyer's don't pay for dove tails drawers, all plywood boxes, etc. Needs to look good visually and maybe some cheap soft-close drawers/doors mechanisms.
