curious, do you know the breakdown of the 533 sales into SFD, townhouses and condos?
No doubt we have entered into a flat market. Everyone I talk to in construction is now expecting a recession early next year. We'll see what happens I guess

No doubt. Prices actually have been roughly flat all year after the stress test.

Can you elaborate on how you think the recession will play out? Currently starts and units under construction still very strong and the companies I speak to say they have work at least a year out.

I don't know about a recession but I ran into someone renting an old house in Maplewood for something like $4,xxx to a construction company to house workers.
If sales slow down construction will eventually slow down and there will be causalities in many off spins sectors.

If sales slow down construction will eventually slow down and there will be causalities in many off spins sectors.

I predict the usual multiyear flat before another gain in pricing. Typical Victoria cycle for past couple of decades.

I probably shouldn't have used the word recession, but we will see a significant slow down. How it plays out is anyone's guess. When the stock market crashed in the fall of 2008 I felt the significant shock and new work dried up quickly, although I did keep busy with carry over for around 8 months, but I dropped wages significantly
I am already seeing a decent amount of jobs not proceeding because construction costs are too high.
I have also seen some of the major generals in town slowing down now and are bidding everything they can
If I had a crystal ball I'd tell you more, but its anyone's guess, but changes are coming. Frankly I think its needed.

Yes, it is needed. Lots of projects are also facing major delays due to labour and material shortages. When you need to order certain construction materials 2.5 or 3-years out that's a problem.
Know it all.

I haven't heard of any material shortages, not to say there aren't any. There are a lot of price increases on materials thou, every time I turn around I'm getting a price increase notice

It's pretty frustrating trying to get any type of carpentry contractor work right now. They just don't call you back.
And the terrible customer service at the supplier level needs to change.

So many price reductions these days, my questions:
In your opinion is it because they are asking a higher price per sqft on units over last year so the market seems like there is a price correction/ price drop when really people are just trying to get even higher $ from last year?

Pretty much this. Most people hadn’t clued in that the market is no longer hot like it was so they were too optimistic with prices. Prices not dropping yet except perhaps on high end.So many price reductions these days, my questions:
