A surprisingly strong month, all things considered. I don't imagine the same will be true for April.

This is defintively going to be the slowest April in the history of the VREB, just a matter of whether or not it will be the slowest month ever. December 2008 with 239 sales is the lowest ever on record.

Pace will slow going forward as there as so few new listings coming to market. I am thinking we will end the month in the 220 range.

It's actually very boring.....not that many buyers, not that many sellers. Prices seem to be holding in there from what I can tell from the limited sample size of sales. 

 

Not panic sales on average but I've see a few solid deals for buyers going in with unconditional offers, big deposit, quick close.

Oh yeah, now’s the time to make that kind of a move, for sure. It’s also a good time to buy if you need more time/effort on your financing side. Far less pressure, and you can ask for two weeks and probably get it?

Canadian home prices could fall a “relatively modest” five per cent by July as some owners are forced to sell in the face of the economic hardship brought on by COVID-19, Capital Economics said Monday.

While sales activity and price gains were firm in the first half of March, real estate boards from across the country are reporting a near halt in activity as government shutdowns and physical distancing have people staying home.

In a note Monday, Capital Economics senior Canada economist Stephen Brown said April will see “an even steeper fall” in sales activity to a “small fraction of their normal levels.”

Still, new listings have plunged as well and prices have held up.
