In your opinion what was the driving force(s) behind such an insane Sept? Backlog of buyers/sellers who decided to wait half a year to see how serious COVID got?

In addition to Marko's sentiment, I also feel there’s some pressure from purchasers who recognize inventory won't be any higher than it is now, as we head into the weather-related doldrums of November, December, January and February. Waiting until March could mean higher interest rates, and overall higher prices.

Will be a record breaking October. Also, at the end of this month sales volume for the year will be 3rd highest on record and will have already exceeded all of 2018 and 2019.

The Real Estate Board of Greater Vancouver says October home sales were up 29 per cent compared to a year ago, making it the second-best October on record.

 

The board says its agents sold 3,687 homes last month, up from 2,858 sold in October 2019.

 

Home sales were also up 1.2 per cent from September amid a surge in sales of detached homes.

 

The benchmark price for Vancouver homes hit $1,045,100 in October, up six per cent from last October and 0.4 per cent from September.

391 home sales. population roughly 95k
