How many sales over 1m, 2m 3m etc?

Hi Marko,

I am interested to know how many sales there have been in the last year or so of properties over 1m, 2m 3m in the Saanich area.

I always look at the great 5 acre+ parcels, and regardless of what type of house they have, they are generally around 1m or more. Lots of listings are 1.5-2m, but rarely to never change their prices.

Do any of these houses ever sell? Do you have any insight into why the sellers are listing but not really interested in selling? I note one of the 2.5m listings is yours.

For Saanich East, Saanich West, and Central Saanich there have been a total of 75 sales over one million in the last 365 days. Seven of these were over two million, and only one sale was over three million.

Homes priced over two million have a small buyer pool; therefore, it can take years for the right buyer to come along.

If you have a property that is worth $500,000 and it comes on market for $400,000 it will sell the same day. If you have a property worth $10,000,000 and it comes on the market for $8,000,000 it could take a year or longer to sell.

Most people selling homes in the 1.5 to 10 million dollar range are typically well healed and prepared to wait for the right buyer to come along.

The 2.45 million dollar home I have listed has a replacement cost of over 3.0 million. The specs are impressive (6.5'' concrete wall construction, 600 amp service, over 8,000 sq/ft, etc.).

What mob would I have to join to afford a three million dollar home? I have the home in mind, I just don't know the right mob :P
