Don't bother us with trifles. There's a hard and fast rule in the modern brick-and-mortar business scene: any commercial unit -- no matter how unlikely or unsuitable it might seem to be at first glance -- can successfully support either an investment place, a nail salon, or a marijuana store.

Ok, good point. I guess it's a good thing to have an investment firm in the building so all of the AirBnB owners will know how to properly invest their profits.

 

And properly declare all of their income/expenses to CRA, whilst writing off their profits by meeting clients at Cera, The Village (where the locals eat), Swans, and The Drake, and the like.

This is pretty accurate. I've operated one for just over 2 years now in the building. If you think about it from the purchase price it's a great return, but if you paid market prices now I think you'd be yielding about 3-4%. I get about 16-20k (pre tax) a year depending how much goes wrong. This year the washer alone cost me $1600.

The plaza is fulfilling its potential...

 

Now that the trees are bigger, the bike lanes are open, and the cafe has more outdoor seating, the plaza has become quite the hot spot.  Quite similar to Cafe Fantastico at the "real" start of the Goose.

I think we can all agree that the Janion project has been a wild success and that the immediate area has improved significantly because of it. It checks off all the boxes: heritage restoration, appropriately styled and scaled new development, and (re)activation of the pedestrian realm.

 

And I think we can all agree that we should never ever allow something similar to happen on the Northern Junk side, not in a million years, because it would ruin everything.

It took three years from the project's completion to get to this point. I know we all wish that these projects would fill their retail spaces in rapid fashion, but sometimes it's worth to wait a little.

 

It is a crying shame, though, that we no longer have a train arriving into such a square/plaza. That would have been pretty special.

It would have been truly amazing. The short-sightedness of the civic governments in our city and region is truly shameful.

Agreed, last year while in Denver it was pretty neat to take the train from the airport right to a downtown plaza.

Why is the City taking so long before finishing the landscaping on the triangular section on the east side of the bridge, across from the Janion? It's just sitting there looking forlorn. That should be the grand entrance to the bridge. It should have been a priority.

Built in 1891 as a railroad hotel with 48 rooms, the Janion Building had been derelict for decades. Located in Victoria’s Old Town, it was purchased in 2012 by Reliance Properties, a major landowner in Vancouver’s historic Gastown neighbourhood that has contributed to Vancouver’s architectural heritage for more than fifty years.

 

Jon Stovell and Reliance Properties saw the Janion building’s potential to become a “new” Victoria landmark, and stepped in to save and restore the building. Working with Merrick Architecture, a firm with experience in undertaking heritage projects, and Donald Luxton & Associates, which provided specialist heritage conservation advice, Reliance Properties carried out a full rehabilitation and seismic upgrade and built a new seven story addition to create a vibrant retail and residential complex that includes 122 micro-lofts.
