Aren't a certain number of "Bluesky" units (5% ?) supposed to be rented at below market rates as per a covenant with the CoV at the time that approval was granted for this project?

Yes, but you have to meet the income threshold determined by BC Housing in order to be eligible. The current household income threshold in Victoria is:

$34.5K for Bachelors, $39.8K for 1BR, 51.7K for 2BR

Rent is then capped at 30% of the household income threshold.

Does that mean you get evicted if you get a promotion?

A lot of companies wont rent a below-market 2 bedroom to one person for this very reason. BC Housing definitely discourages it.

It never ceases to amaze how much more impact this building is having on the neighbourhood than I imagined it would from the renderings. I like it.

Its off topic, but what is going on with the McDonald's across the street?  I thought all of those buildings were going to be demolished, seems strange they are renoing the building

I know, I was rather disappointed to see renovations in progress for a lot I was hoping to see redeveloped. Was there actual reason to believe it was to be redeveloped soon other than pure speculation though? I know the lot next to it is to be demolished for the 10 storey proposed redevelopment, but McDonald's was not included in that. If I recall, the renderings for that development did show some sort of greyed-out mystery midrise structure next to it, but I don't know if that is just an idea of what it could look like in the future to make the development look like it better fit in with its surroundings. Other than that, I can't think of any concrete info regarding a demolition of McDonald's. Either way, redevelopment of the lot seems like a logical progression of the neighbourhood and a reno is not a good sign.

They’re shrinking the interior footprint of the restaurant and modernizing it. The recognize they need to up their game with the arrival of 1002 Pandora and the new buildings coming online.

Didn't realize how far along the backside is. Such a shame the city allowed such a modern behemoth to loom over those 4 Mason heritage homes! In all seriousness though, looks decent.

Oh, and I don't have photos but brick work has begun on the main building at the corner of Mason and Vancouver. You can sort of see on the far right of the second photo.

...Such a shame the city allowed such a modern behemoth to loom over those 4 Mason heritage homes...

The other day when I was walking past this project I recalled the shadows studies that were done to convince the Mason Street Farmers that this skyscraper wouldn't plunge their critical-to-the-survival-of-all-humanity gardens into permanent darkness. Then I looked at the trees that sit along the eastern side of the building and realized they are many meters taller than any of the new structures. Have the farmers ever lobbied to have those trees removed from Franklin Green? Surely their shadows must be hampering local food sustainability.
