I walked by a few days ago and felt the side facing the playground fits in nicely with the neighbourhood, and really liked the tall windows and presumably high ceilings on the Vancouver Street retail units.

I laugh inside whenever I think about how the North Park NIMBYs fought so hard to stop this development. It's so refreshing to have a building in my 'hood that doesn't look like it's one good windstorm away from turning into matchsticks. Now let's see how the Wellburn's project pans out.

This has turned into an excellent project (just like nearly everybody at VV predicted...). One of those projects that truly extends the urban boundaries of downtown. I was going to call this an infill project, but it's really not. This is more of a cornerstone project, if you ask me.
I agree with RFS' comment...this just looks like it belongs (dense multi-family buildings belong in the dense core of Victoria...whodathunkit).

You know, it's funny, as I was quickly glancing through the photos when I saw the second-to-last one I had to go back up to the top of the thread to see what project this was! That's looking really, really good.
Once the bright lights of the Save-Ons are turned on, that intersection will be something else. It's turning into a phenomenal part of downtown and despite the struggles of the 900-block of Pandora the immense positive pressure that will materialize from this project alone – never mind the two residential proposals directly on that block (proposal #1; proposal #2) that will deliver over 300 residences – will chip away at the issues that have defined the area for 15-years.

This could be encouraging regarding potential redevelopment on Mason Street.
...this classic little house is in the middle of the action. Development potential paired with possible historical significance makes this property worth a second look. A new condo development with a Save-On-Foods grocery store is being built at the end of the street, and the area is experiencing a resurgence of development interest...

I'll preface this by saying that I really like this project and it has already vastly improved the North Park neighbourhood. Taking a look at this facade however, does anyone else think there may just be a wee bit too much going on?
- dark red brick
- black "board & batten" style vertical siding
- cream-coloured, narrow-width horizontal siding
- glass balcony railings
- metal rod balcony railings
- white windows
- black windows
- cedar trim around the windows
- cedar soffits
It mostly works, but it sure seems like the designer was trying to squeeze just about every possible idea into a relatively small area. Too little has yet to be uncovered from the Pandora and Vancouver Street facades, but I am hoping they are slightly more restrained.

There's also taupe-coloured board and batten siding further down the Mason Street side and of course a lot of cream-coloured brick as well. I suppose the intent is to break up these long facades, which I can't argue with, but it does make for rather a lot for one's eyes to absorb.

Got pricing info today, rents start at $1695 and go to $2050 for one bedrooms
Exclusive of the units that have been set aside as below market; a condition of the original approval.
