On a somewhat related note, I see that construction on the west end of the JSB is ongoing for the revitalization of that green space.

There is also a park immediately East of that development. We were able to add density, and still retain good access to green space for new and existing residents of the immediate area.

I quite like this house and the view is fantastic...
...but the cliff does not look all that stable.
Asking $11,888,000.

Look at the bottom right corner of the second picture. There is an RV park there.

It is abundantly clear now that the housing policies of Victoria and Saanich have failed.
Langford grew by 11,232 people compared to Victoria's growth of 6,075. By sub-region, the West Shore grew by 16,035 people, compared to the core's growth of 9,436.
What's shocking about this, is the West Shore had a population of 72,135 in 2016, while the core had a population of 246,169. Over 3x the population, less than 1/4 the growth rate, and only 58% of the West Shore's physical population growth.
Full details: https://victoria.cit...loses-momentum/
So what is the response from the housing Twitterati? It's a further degrading of the West Shore, for all the reasons under the sun, and a complete lack of self-awareness of how meaningless the housing reform pursuits in the core actually are compared to the get-in-and-do-it attitude on the West Shore.

Nothing shocking about achieving higher growth rates in less population dense municipalities.

Fixed, then you don’t have to think about it for a few years.

Variable offered is prime minus 1. Rates would have to rise 1.5% to match the 5 year fixed offered. I’ll see what the broker has to say, but I can already guess..

Most housing in Langford is infill, not on undeveloped land, though.Nothing shocking about achieving higher growth rates in less population dense municipalities.
Why can Langford do it, but Saanich and Oak Bay can’t?

Why would Oak bay want to increase its density? People who live there are really happy with oit as it is. Also explains the high prices.

It’s about very specific, very specifically situated housing, in walking distance or at most cycling distance to places approved by the Housing Twitter camp councillors.
Twitter Housing or whatever we call the movement has become a tragic reflection of NIMBYism and I don’t think they even realize it, when they claim they are for housing, except housing here, there, and over there, and this style of housing, and that style of housing. They even call some housing racist for good measure.
We all know that’s a familiar sentiment. Where did we hear it before, I wonder?
Ah, yes! Among the NIMBYS, who love housing, except when it’s here, there and over there, and when it’s this style of housing, and that style of housing.

There is always Mill Bay for all the housing growth you could want or Duncan will be happy to be expanded along with Lady Smith.
