We did have a big undersupply and then we sent 500K foreign students home and didn't renew the work permits of hundreds of thousands. That quickly tipped the scales in the other direction as shown by a drop in population as opposed to massive increases in recent years.


The provincial government is actively reminding municipalities to meet the housing quotas set by them. If there is an over-supply, why is the government still forcing adherence to its housing quotas, and reminding municipalities that it will deploy housing advisors if they do not satisfy the expectations set by the province?

Because it sells well with their base? Why did they let the population increase by 1M a year when we were only adding 250K homes a year to inventory?!

January's real-estate market in Victoria showed relatively significant price gains year-over-year for houses and condos, and even townhomes were up slightly.

 

Sales were lower than in 2025, but in line with 2023 and 2024.

Victoria’s real estate market is showing early signs of oversupply as inventory rises and condo sales slow, pointing toward a more competitive, buyer-driven market in 2026.

Data from Victoria-based realtors show active listings increasing across Vancouver Island, while condo sales declined by about 36 per cent year over year. The trend suggests there’s no need for additional condo listings in the near term, raising questions about how developers will adapt in the next development cycle.

According to the report, 451 properties were sold in Greater Victoria in November 2025, marking an 18.1 per cent decrease compared to November 2024 and a 26.9 per cent drop from October 2025.

There aren't many condos under construction, right? It's mostly rentals?

Correct. We do not have a condo over supply problem, as far as I can tell.

Sales numbers tend to drop towards the end of the year and pick up as the new year progresses.

 

Comparing month on month data by year is a better indicator of trends rather tha sale in November compared to December. Actual sales numbers are also generally more useful in making comparisons rather than percentages.

January of 2026 was as busy as January of 2023 and 2024, and 2015, and 2019.
