Well that's true, but government office has been Victoria's bread and butter for time immemorial.

So long as government keeps on leasing we'll be in good shape. But if the rumour mill is right and Christy really is creating government work opportunities outside of Victoria while government job growth in the capital flatlines then we could be in trouble over the medium term.

Sorry missed a word. There are no plans that I have heard on transferring work to Vancouver and I have heard no rumours on such in years.

I'm not talking about transferring work, I'm talking about new opportunities popping up in other cities rather than in Victoria where they would have traditionally been created. Clark hates us and she's not going to throw the CRD any more bones than she absolutely has to.

 

Hasn't your ministry been retiring employees and not re-hiring new entrants, cutting back job openings, etc?

There has been a provincial government hiring freeze, other than essential positions, for 2 years. Big contributor to a balanced budget, I'm sure.

My verdict is that it's not a great trade, but okay. There wasn't much to recommend those buildings. I think the empty lot next to it was the old Lens & Shutter building, and that had a bit more of a heritage feel to it, I seem to recall. But the bottom line really is if this is providing offices downtown, actual jobs for some of the people who are living in downtown or moving in to some of the new buildings, then that's a good thing.

I always liked the backs of those buildings, it was rare to see such extreme urban grit in Victoria.

I think the main tenants are moving in this week or next. No word on any of the ground floor retail being leased.

I think this can now be listed as complete. Tenants have moved in upstairs and just some minor finishing going into the ground floor as they try to lease it out.

 

Any bets on what type of tenant goes in first?

A section of the Argus floor plate comes quite close to the residential units at the back of the Sovereign. Unfortunate that the relation between the two buildings isn't better.

Caveat emptor. It can't be too surprising to a purchaser of a lower floor unit (in a building constructed so close to the property line) adjacent to an existing one-storey building that the property next door could be redeveloped. That it happened so soon after the completion of the Sovereign is the biggest surprise to me.

I guess there aren't any design rules preventing this. We've seen this before on Mason St. and City Place - Park Side.

And we'll see it again with 819 Yates and when developed, Capital 6. The city keeps blowing it in that regard over and over. Staring your neighbour in the face every morning is no fun.
