Unless you absolutely live your life to fish Beechy Head, Beacher Bay, and up off the Trap Shack - you're pretty bold to invest in any of these properties.
And by live to fish, I mean live to fish - as in fishing every single day - rain or shine - focused on salmon or cod fishing as your one and only absolutely obsessive hobby.
Too, there is no "zoning" giving any solid assurance that some sort of massive, reeking commercial fish processing plant (or similar - perhaps a asphalt plant, or an abattoir) won't be built only a few dozen feet away from your home. Already in place is the Western Canada Marine Response Company facility just a stones throw from all the houses, you'd have to accept that pretty much anything could be built next door to your house.
WCMRC also docks a couple of their huge spill response ships at Cheanuh Marina, which all do an excellent job of blocking views from your future house across to Rocky Point, out to the Straight, and then to the Olympics beyond.
Considering that you don't own the property, and your house wasn't designed or built to ever be moved - it seems to add up to a relatively terrible investment for all but the most die-hard of fishermen who don't particularly care about leaving a solid financial footing for those (usually your children) who would otherwise inherit a valuable piece of CRD fee-simple property with a house sitting on it.
