I'm in a small strata -- 13 unit, four storey building on its way to 50 years of age. I bought an EV three years ago, and until about six months ago was the only EV owner in our building.
Like the other owner, I charge my car at city parkades; three are within walking distance. It turns out there's no limit on how long you can charge after 8 p.m., so for the past few months I've charged my car overnight. We don't do a lot of driving so that's an every-few-weeks process.
Our building has a U-shaped driveway (enter at the western end, exit at the eastern). We have 15 outdoor parking spaces. Five are against the back wall of the building; three are parallel-parking style along the exit driveway; the rest are angle parking against the rear property line.
Each of the 13 strata lots is entitled to a parking space, but the specific space is not part of the strata lot. Under our bylaws the spaces are assigned by the council.
I don't know any sensible way we could provide charging other than for the five spaces that park against the building; for all the others, the power would have to run under the driveway. So eventually we'll have to figure out some kind of share-the-charger policy such that if I park against the building (and I do) I have to swap spaces with a theoretical EV owner who parks against the back fence.
It's not a high priority for us at the moment.
According to VISOA, in 2020 more than three-fourths of BC's 31,961 strata plans had fewer than 25 units. Of the 4,504 in the 10-24 unit range, I imagine quite a few don't have parkades but parking lots, adding to the charging challenge.
