Where can I get advice for selling land to a developer?

Hi Marko,

 

I've had a developer approach me wanting to buy a piece of my land to provide access to an adjacent property.

 

Where can I get advice?  Is this something that some Realtors have experience with?

Hi Robb,

You probably need advice from a realtor on price, although applying a price may be very difficult and more based on what the developer can pay and what it is worth to him/her but also from a lawyer to ensure that your land rights are protected in the future. One thing you could keep in mind is also how the selling of the land will affect the parcel you retain. Having cars pass nearby may negatively affect the desirability of your property in the future and I would bet far more than the short term cheque you would receive from the developer.

Don't touch this issue without a lawyer. Maybe an easement is a solution. For example, there is an easement along the parking lot beside View Towers that allows rear access to Lund's auction.

Yeah, maybe an easement or a right-of-way is a better solution than subdividing your property?

 

I would definitely be talking to a lawyer.

You'll probably want to consult a combination of lawyer, surveyor, appraiser and REALTOR® for something like this.

I consulted with a surveyor first.

 

I had know idea the skill set these guys have.  He was very informative!
