Sounds like you have duplex potential which is very rare for Oaklands as the vast majority of lots are 5,500 sq/ft (not quite 555 m2).

Maybe it is impossibly hypothetical, but any idea of the premium % a developer might pay for that potential?

A lot of moving parts to be honest such as street, frontage of lot, etc. There is a premium for sure but would need more information.
Also the premium for the lot needs to outweight what you could get for the house currently.
