I wouldn't do the ultimate solution either. That pdf is good for cost benefit analysis.

That's pretty much exactly what this condo developer did in his new Q Lofts in Halifax.  Check out his video on his use of acoustic clips and double drywall.  I sure wish other developers would show off their behind the scenes soundproofing techniques.  I guess they don't because they don't do anything more than code which is 50 STC and borderline acceptable.  As Mike Holmes states in one of his videos (on soundproofing), hearing noises/sounds is the number one complaint he receives from homeowners (probably condo owners).

Great video Gary H. You'd think just creating an air gap would be cheaper or as sebberry mentioned, staggered studs (just a guess, no real idea). 

Either way, in that video, did he use those acoustic clips AND resbar?

The drywall is attached to the resilient channel or resbar which is attached to the acoustic clips which in turn are attached to the studs.  I like how he actually explained the physics of how this system works.

Yeh, the resbar isn't much good on it's own.  The acoustic clips decouple the resbar from the walls and provide vibration damping to reduce noise transfer.  Again, just be properly sure the drywaller isn't screwing through the drywall, through the resbar and into the joists.  It would render the clips useless. 

 

Doing this on the side walls not only helps to cut down on noise through the wall, but noises such as footsteps above enter the walls and living space below in a process known as "flanking".  Sound takes all sorts of strange paths.

Drywall started today.  Last week mostly spent working on retaining walls and earth work around the house.  Also planning out the exterior lighting, a lot of really cool stuff out there :)

Will buy a bunch of these LEDs to illuminate my retaining walls/driveway.

Had to solve a small design flaw, the semi-attached carriage home/garage roof was so close to the main roof that there wasn't enough space for both gutters so we connected the roofs.

Drywall should be done be end of next week...just putting in a bunch of orders now (kitchen, flooring, etc.)

Inside is progressing nicely with drywall finished and painting/finishing work starting this week.  On the exterior the hardiplank company I hired ended up with a number of injuryed employees and backed out of the job so looking for replacement contract on that.

Yeah, the stone brickwork looks really good.  It's also great to see so many ceiling light receptacles for what I assume will be recessed lighting - no floor lamps for you!  :thumbsup:

The interior work is progressing steadily.  Exterior a little slow as it has been impossible to find a siding contractor that is not booked for 2-4 months in advance; therefore, I've had to recruit my father and a friend to do the siding over the next month or so...

Interior is coming along faster than the exterior.  I've rented a manlift for my father and my friend who have been thrown in as substitute siders given the contractor I hired originally backed out (called about 10 other siding contractors and all booked for 2-3 months in advance).  Crazy shortage of trades right now but luckily my father can fill in for everything except electrical when I can't find a trade.

 

Flooring is almost finished, working on the bathroom tile designs, and kitchen cabinets arriving June 2nd.
