There's also a brand new Starbucks just a few blocks away at UVic, plus a couple more on Shelbourne so maybe the area was oversaturated.

Moka has a completely different vibe than Starbucks, and personally I think it'll do quite well in Cadboro Bay if they follow the same general ideas as at Cook St village.

So then I ask my usual question - what the heck do you get for $225,000? Not much Goodwill in a cafe in a spot that has changed hands many times. Matt has pointed out before how all the stuff needed for a restaurant can really add up. But for a cafe? And the lease only goes for 2 more years. That is not a long time. Though that does seem to be the life span of most businesses that have operated in that space....

Oh yeah another place one can buy coffee and baked goods. That is a novel concept. In a location with very little foot traffic. Unless they have something really novel to offer, I hope they can survive on the folks in the apts on that property.

That does seem cool. Hope they can draw folks in with their novel twist on the coffee shop. Does seem they are very good with the social media which is oh so important in that space - differentiaty one coffee and goodies shop from another.

If it's in the hotel it's probably a license/franchise rather than a corporate operated store.
Sort of like the one in the Steamship terminal or in the former Safeway locations - the staff there work for the operator, not Starbucks and they don't necessarily have the full menu.
