Anyone know what the latest anticipated completion date is?
The old rule of thumb was 6 months after completion of structure, but in this market no one can predict schedules.

I think June July might actually be for the lowrise portion, come to think of it. It just so happened that I was talking with a purchaser today in the elevator and she said July was the latest move-in date for them. Unless she's wrong, of course.

I just looked at the Promontory thread and it looks a tad further ahead end of June 2013 than the Encore currently. People moved into the Promontory end of June 2014. Not sure if the few extra floors make a difference?

Promontory's estimated occupancy date changed every updated disclosure agreement. They had to install temporary kitchen appliances in some of the upper floor suites to get an occupancy permit. There was a clause in the contract saying that buyers could withdraw if the building wasn't eventually completed by a certain date. In our case even after occupancy Bosa sent us a letter telling us that although the building was complete our suite didn't meet their standards and they advised us not to move in. They asked us to ask them for a later move-in date (so that they didn't breach the contract and have us withdraw).
The penthouse wasn't finished until well after people had moved in. The suite that occupies 2/3 of the 20th floor was purchased as raw space, so construction on it didn't start until even later.
Don't forget that move-in occurs from lowest to highest floors since everyone can't move in at once. That process can take a while.

the total number of floors don't matter, if they are, for example, both 4 floors left to form at the same time they should be complete at the same time. I know I sound like a broken record, but what will make the difference is the labour market which as we all know is brutal right now. Its impossible to schedule construction and accurately forecast completion dates right now.

Just curious. Why is there tarp around the 13th floor? Don't recall that being done on any of the other floors.

I am guessing cold weather and concrete curing. Given one of my units is on the 14th floor hopefully the slab turns out okay
