More large bathroom mirrors glued to MDF? And these ones slide. We had so many mirrors come unglued, fall off, and shatter at Promontory that the Strata added screwed-in clips to each corner (and I think Bosa paid for it).

Bosa has to build what appeals to the majority...What looks great to you does not look great to the next person.
I am sure Bosa knows how to appeal to the masses. Then again, I pride myself on not necessarily following the dictates of the great unwashed.

Encore is obviously meant to be complementary to Promontory...similar style. But Promontory for some reason, is a way nicer looking building. Just check out the penthouse treatments of the two buildings. The views may be similar, but I wouldn't pay millions for all that ugly green spandrel on Encore.

Or if they had two-toned it or something. Anyway, it's the shortest of the three towers so no big deal. But to get the big tower wrong after this would really be a sad situation.

You said that Encore was "the shortest of the three towers". I assumed you meant existing buildings, not the yet-to-be-built Roundhouse building. And sadly, in the Victoria architectural vernacular, Bayview 1 is considered a tower...even if it is almost a widescraper.

Green spandrel, orange brick and no floor to ceiling windows do nothing for me but even less spandrel or different color sceme would have made it look better

I'm surprised there hasn't been too many assignments with the new stress tests, spec tax etc. I saw one for $799 through Moreau action team but it's been on since last year. The pool will be the highlight for this building and apparently they are putting one in the next building but things keep changing on the design of it ... except the orange bric and green spandrel

It is very difficult to assign in Victoria. Developer's don't allow MLS exposure and you don't have a culture of people buying/selling assignments.
Also, at Encore the prices are up so much from pre-sale that even if you can't qualify under the stress test you just get private financing and then you flip it.
