This just in:

Loblaw's has submitted a revised proposal for the site. They now want to proceed with a smaller version of their previously proposed plan with the addition of two seperate retail stores in one building that will take up pretty much the entire foot print of the site. None or minimal surface parking is shown. (hard to tell on the small site plan)

I just got the flyer in the mail today. Anyways this is great news and hope all goes well in the process to get this thing built.

There is a rendering which makes it look as though it will be multiple shopping levels on top of U/G parking. No time to post the pick right now.

Community meeting on May 26, 2010 4:30 - 7:30 at SJ Willis. Drop-in style.

As Douglas street is revitalized over the next century it's important we put an end to the era of the massive suburban parking lot in front of retail. Future buildings along this strip should come right up to the street. Wishful thinking in this case I guess.

Loblaw scales down new plans for former Mayfair lanes site

The developers of a $20-million Real Canadian Superstore in Saanich want to become a retail link between the Mayfair Shopping Centre and the new Uptown development.

"It is good synergy," said Dallas Wingerak, senior director of real estate for Loblaw Properties West Inc.

The first development permit approved by Saanich was for a larger building of 102,400 square feet, with two levels of under-building parking and 507 parking stalls.

Toronto-based Loblaw has since pared down its contemporary-style project to a proposed 92,178 square feet, with 369 parking spots and one-level of under-building parking which is open-air to the west side. New plans would see 50 parking stalls along Roderick Street. A parking study found that fewer spots were needed than required under the municipal parking bylaw.

is there any reason that there is no residential above this? with a future (hopefully) rapid transit line going right by this location, it should be MANDATORY that the space be used properly.

It is not zoned for that at the moment. If one were to add more to the site, I would push for office space.

it would be wishful thinking to think that Superstore would do something a little more useful with the site..

I believe all former Mayfair Lanes bowling equipment went to an alley in Nanaimo. I have a an actual Mayfair bowling pin for anyone who wants it.

Heard from a very reliable source today (an internal source, who recently had a conversation with the VP of Loblaws) that this is closer to fruition than we might have assumed. I don't see any other discussion on this other than a handful of scattered posts, so I thought I'd start a thread.

Loblaws has apparently completed the transaction for the empty lot to the immediate east of the Esso station and now owns the land there. I thought they had already owned this land for at least a couple of years but I'm told it was just recently finalised. They intend to build a two- or three-level Superstore (with underground customer parking) that will open in late 2013 as long as the project remains on schedule. I don't think they have the right zoning in there to just go ahead and start working on this -- someone else here might be able to confirm that.

A bit interesting that this might be going through now, considering Loblaws has been posting some red ink since 2007, and had instituted a hiring freeze for most of 2011. But I have to say I was just in that brand new Loblaws store at Maple Leaf Gardens in Toronto and was really impressed, so it seems like they might be turning things around.

Perhaps, if they're still holding back on new hires, they will close the Wholesale Club in Esquimalt — which I think is a dump anyway — and shift some resources around to open this location?

Oh how I hope this is all true. While the RCS is a bit of a dump, too, it's the President's Choice products that keep me making the trek out there. If they could have an Ontario-Loblaws-esque RCS in town (read: more upscale-y feeling than a regular Loblaws with a focus on PC food and home products) I'd be there frequently.

But they will be competing with nearby Uptown (Walmart, Whole Foods perhaps) and Target in both Hillside and Tillicum malls. Totally think they can but will be interesting to see it all play out!
