More of a location premium, I presume. Nevermind the BC Housing facility, its still Vic West as opposed to McKenzie and Shelbourne.

It sems that are always complaints from the poverty pimps. These rents are not luxury rents to start with and are in line with the costs of building. The only thing that is surprising to me is that this would have been a good location for much higher building of 12 to 18 stories which would have brought costs down.
Rents have either been going down in Victoria or at least not seeing increases keeping up with inflation.

From Gonzales Hill/Walbran Park you can see the tops of the new University Heights buildings quite clearly, even though they're only ~6.5 residential stories tall and four miles distant. But I suppose that's a quirk of the low neighbourhood landscape in between more than anything else. From that vantage point the University Heights cranes and new buildings seem like they're nearer (further south) than Mount Tolmie is. They look like they're right behind Hillside Mall.
Anyway, if they build that legit highrise on the Nellie McClung site then it would end up being quite visible all the way from Gonzales.

firehouse subs opened recently & i had a chance to try it out a few days ago. i found it to be a lot like quiznos, so if anyone misses the one that was on the corner across the road I suppose firehouse subs would be a good substitute.

Where exactly is Firehouse subs? Is it on the Shelbourne stretch just north of the gas station?

ah yes that's the other bit; it was a bit hard to find. i saw the signs around the mckenzie building which looks more finished, circled it & didn't find it. it's in the other building along shelbourne. or next to the car wash if that makes sense. the building doesn't seem to be leased yet, iirc firehouse subs was the only unit in the building with its lights on after dark.
