And this is the factor that will likely continue to keep upward pressure on local housing prices even if all other conditions were to suggest the opposite.  Victoria (and the CRD) is essentially Canada's Miami Beach or Phoenix. It will always be attractive due to our climate and proximity to so many outdoor activities than can be enjoyed nearly year-round.

* Presumably you meant southwestern, the East Koontenays not being especially balmy at least 1/3 of each year.

You do understand both those real estate markets crashed 10 years ago and nice houses could be grabbed for 125k

Under very restricted terms, yes, we are definitely a luxury market, but so is Nanaimo. Lots of older folks with money to burn on new cars, remodelled homes and up-market vacations give us a little bit of presence in that market, but not much.

well we aren't talking about the condos they are building downtown, but oceanfront estates, etc.  Where people buy a $10 million house, bulldoze it to the ground and start construction.  I've seen some spend 500k+ to reconstruct the rock outcrops that were damaged from the original building.

 

Someone built a 15,000 sf home in Central Saanich to framing 2 years ago and didn't like it so it was bulldozed and construction started again.  The windows alone cost more than a new condo downtown

 

...and those are just 2 examples

 

Those are signs of a luxury market

My point clearly was that places with the most livable climates will always draw people.

In any case I would never pay that price for wood frame and it is a shame that 99% of the condos in Langford have no views at all. Langford is desperately in need of a concrete & steel "high-rise" with some views!

And Miami has a special allure, being Latin America's bank and laundromat.

I believe they're only in Ontario.

 

Raising Cane's is pretty good too (for fast food), and definitely better than KFC. I still have nightmares about the last time I tasted their toxic green "coleslaw".

Aren't Popeyes supposed to start coming with expansion?

 

Have recently expanded into Calgary and Edmonton (and Regina and Saskatoon). Could be a good business opportunity here if you have the cash.
