I don't have an issue with 5% affordable housing which I believe this site is doing, and this is actually becoming a standard %.  My understanding is it would be unusual to increase it beyond this amount.  At some point you have to cut the subsidy/guiding hand off because if you increase it to 20% the cost of the other 80% is just going to go up even more, so did we actually help or hinder affordability?

The developer is selling over 2.3-acres of this project's undeveloped land.

 

The initial phases, a condo and some townhomes, are taking quite a while to sell (condos are 80% sold) with sales having started in 2017, I believe. We sometimes see difficulty arise when a builder/industry firm jumps into the development side of the equation. It's a lot different to build something for someone than to be responsible for selling sell out a residential project.

Construction is set to start on Phase Three of the Marigold Lands. Steve Mann and Tim Hackett consider it their finest development after 50 years of experience, according to a news release.

 

Marigold Lands is a partnership between longtime Vancouver Island developer Hackett, and Mann, owner of Don Mann Excavating Ltd.

 

The project, nestled between the Pat Bay Highway and Lochside Drive, consists of a six-storey condominium building, along with eight two-storey and six three-storey townhouses.

I always wonder what these places are like to live in when I go by. The townhouses look nice to me, and you're very close to ferries and airport. But the highway must be pretty noisy, and there's not a whole lot you can walk to.

There is a tunnel under the highway, so its a fairly easy walk to Royal Oak shopping center. It's also not that far to Broadmead Village, though up a hill.

Council deferred its decision on the above rental project following last night's public hearing. A large contingent of people came out opposed to the rental project.

It's literally next door to 2 existing rental buildings, and beyond that is the reserve, 2 gas stations, a hotel/pub, and a mcdonalds. And right beside the highway too. If there was ever a perfect location for a lot of rentals, this is it.

Windsor said residents in the area of Lochside Drive and Mount Newton Cross Road have to drive into Sidney or further afield to find groceries and other services.

^ Somehow I feel even this bit of outdoor parking could be gotten rid of, with a row of townhouses over underground parking.  Or a row of townhouses tight to the property line, then a sidewalk, with parking under/behind.

 

I realize that's the highway but I don't see how the setting back helps those units much more that sitting 30 feet closer to the highway.

December 15, 2022, Central Saanich, BC – Today, Starlight Developments broke ground on a new community of 235 purpose-built rental homes in Central Saanich, providing local residents with much-needed additional housing options. Bella Vista at 2515 Hackett Crescent on the Marigold Lands will add to the growing community alongside the popular Lochside Trail bike path.

 

“We are proud to be starting construction on this exciting new rental community and are humbled to be able to play a role in the growth and expansion of Central Saanich,” said Josh Kaufman, Vice President and Head of Development and Construction, Starlight Developments. “At Starlight, we are committed to the development of first-class, complete communities that provide the best in amenities and services to those who will call Bella Vista home. We have been aided in this goal by the hard-working staff at city council and within the municipal government at every step of the way and are thankful for their continued support."

 

The new homes will be spread across two six-storey buildings with amenities including electric vehicle (EV) and e-bike chargers, common roof-top decks, a gym, lounge, and courtyard. All units are pet-friendly, and the project includes an on-site dog run.

 

The project includes eight affordable homes, and a unique transportation strategy. While there will be parking spaces for rent, Starlight will offer bus tickets to tenants without a vehicle and up to $5,000 in Modo Car share memberships.

Bella Vista will fulfill 42 per cent of the District of Central Saanich’s identified rental housing need. The former Marigold Nursery was on site for 53 years before the property was rezoned in 2017 to provide for both market and rental homes as well as retail spaces.

 

The new project is located next to the Marigold Café.

Perhaps that's just a holding space for future development. A row of commercial services could go in there, or townhomes even.
