So this project is officially under construction now with the internal remediation of the Medical Arts Building having begun. Construction fencing is also surrounding the site now and the parking lot has been cleared of vehicles.

Thought it would be good to get a photo of the building in its original state before deconstruction begins.

Ok Then here you go.

Does anyone know which company is actually doing the construction?  One of the partners - Fortress- seems to be more of a financier and they look like they have a Toronto base.

The construction is being done by the same crew who built Swallows Landing, a firm operated by one of the partners.

Here's something interesting. Amadon Group and Westwater Projects, operated by developers Max Tomaszewski and David Price, respectively, have officially merged as Tenfold Projects. The duo has well in excess of 40 projects under their belt, which include Mermaid Wharf on Store Street, Swallows Landing in Esquimalt and Essencia Verde in the Cook Street Village.

Crews have begun restoration of the 1950's-era Medical Arts Building on Pandora Avenue at Cook Street. The upgraded modernist complex will be part of The Wade, a two-building, all-concrete condominium development with ground floor commercial space set to complete by late 2018 in Victoria's Harris Green district.

A 1950’s-era office complex along the 1100-block of Pandora Avenue is in the throes of an extensive remediation as developer Tenfold Projects starts construction on a 102-unit condominium project.

A fully restored and seismically upgraded five-storey Medical Arts building, which housed mostly healthcare-related and clerical offices for over six decades, will be transformed into 48 residences and ground floor retail space as part of The Wade, a two-building, 102-unit residential complex spanning the 1400-block of Cook Street between Pandora Avenue and Johnson Street.

“The Medical Arts building, which for decades has stood as an architectural landmark in Harris Green, has been vacated and crews are starting work on a fairly involved interior renovation,” says developer Max Tomaszewski, a partner at Victoria-based Tenfold.

The Wade encompasses both the former office building and a new-build four-storey wing set to rise along Johnson Street at Cook Street. [Full article]

Only one two-bedroom unit left. The rest are studios, junior one beds, junior two-bedrooms, two BR+dens, and three bedrooms.

Interesting that the 2BRs are running out first. Indicates where the demand is?

A last look at the windows on the Medical Arts Building. I really hope they make the new ones almost cool.

If it's any help G-Man, they did name the building the Wade after the original architect  :)

Oh I think the new project looks great and modernist buildings are very hard to maintain to their intended look. Just hope the new windows have as cool a look as this one. I am looking forward to this project for sure.

Is it inevitable that the medical building two blocks south will follow the same path?  1120 Yates Street, just up from Cook.

pic from Victoria Endodontics (whatever that means, fancy word for proctology?)

Lately there always seems to be suites for lease, but most importantly I don't think this building makes financial sense anymore, primarily because of the huge parking lot on the Johnson street side.  It's another solid building that could quite nicely convert to suites with the underground parking in a conjoined development in the parking lot.  I'm saying we'll hear of this happening in the next 1,000 days.

FWIW, endodontics is treatment of the soft tissues of the tooth (inside the tooth, e.g. root canal and similar).   Proctology is, uhm, accessed via the other end of the GI tract.

As the name implies however, is it not possible to access the soft mouth tissues through the 'end '? Gotta be called endodontics for a reason. Just sayin'. Sometimes you need to take a different approach when presented with a challenge.
