Mike K, is the underground parking going to extend underneath the old building?

I would seriously doubt that is happening as the entire building would have be shored and dug underneath.  That is quite an engineering challenge and extremely costly.  For a condo project of this nature I would put money on it that will never happen

Considering Mike bought a unit here, I'd think he'd know more about this building than most :P. Maybe not.

 

Re. dual elevator system, seems to me it'd make sense for the two sections to share an elevator by putting one right on the edge of the old building and new so that it can go into parking and still connect with the old building... it may not work given where building lobbies are, and it leaves the challenge of what to do with the existing elevator shaft though, so maybe that's why it isn't being done.

Here is what the commercial units will look like (and elevator in old building oks to connect to underground).

What’s interesting is the lower level commercial on Pandora. Looks like they will have window wells as it’s not at grade? Weird..

In the second image the enterance to the corridor between the new & old buildings opens onto Cook St. That would indicate that the new building is going to be designated with a Cook St address. Something in the 1400’s of Cook St if I am not mistaken.

Developer David Price has issued the following update to purchasers:

We are happy with the progress of the construction at THE WADE, considering the fact that we were stalled early in the excavation stage. This was due to a rupture in the municipal water main that caused a failure in our south shoring wall that totally flooded our excavated area.

We are working hard to recover some of the lost time from this mishap and still anticipate completion of the project later this year.

The underground parking structure and half of the second floor is complete. This may not seem like much progress, but when you consider the underground parkade structure and the second-floor transfer slab account for 60% of the concrete for the new buildings, the structure is moving along nicely.

While we continue forming and placement of concrete for the south building and the annex to the north building, we have also constructed the suite walls in the existing building. In addition, the mechanical and electrical work is pretty much completed within the suites of the existing building and the parkade.

Elevators are scheduled for installation in the north building in mid-April and the window system and building envelope will also commence in April. This will make a dramatic change to the appearance of the project.

Surprised the city hasn't forced them to repair the sidewalk yet. It's been more than a year already I think.

It's the City's sidewalk, not theirs. The pipe burst which caved in the retaining wall of the construction site.

Right now the issue rests with the City and adjusters.

Can’t believe they are still trying to convince people of end of year completion. Unless occupancy is in phases (and it’s not) this project will be lucky to be finished for spring 2020. Which is almost 4 years for a 4 story building....

Spoke with some guys I know on site, they won’t even start the north part of the new building until all concrete is poured due to site access issues. Meaning, they won’t even begin the new 4 story structure on the north until August or September (my guess). Would love to see the schedule for end of year completion lol

And they haven’t paid realtors yet.. might be lawsuit coming

That’s right, the north extension will have to wait until the southern portion is poured. That’s been the plan given site access restraints.

The hardest and most time consuming portion of the build is now behind them. And height has little to do with progress. Consider how much wider this building is than a typical concrete mid-rise, and each floor is twice as wide as a typical tower footprint.
