Have any other owners received official notice of a delay (outside of the newsletter they sent out in November)? I think the latest document I've signed says December completion, but I'm fairly sure that isn't happening :P


I wouldn't call it 'official' notice, but in a very recent email exchange I had with developer, they said end of March 2020.

While driving home yesterday evening, I stopped and took a look at the work site. The whole site is illuminated so you can actually see it quite well at night. It doesn't seem that there are any new windows installed since the last photos were published here on December 16th. The annex on the North building seems to be where most of the new work has been concentrated. It would appear from a street view that they have installed the plumbing in this portion as well as good portion of the metal internal studs. They also seem to have done some landscaping/compacting of ground in the courtyard area. In the area of the North building along Scott where they already have most of the glazing on both sides, it does not seem that they have done any internal work, so apparently they need to close the whole floor before being able to do this work.

At some point in the last few weeks another amendment to the disclosure statement was uploaded to the internal portal that purchasers get access to, along with the following cover letter:

 

The attached Fourth Amendment has been made as the
result of some unavoidable construction delays
experienced by the Developer. As you may know during
the excavation phase of the project a City water main
on City property burst, filing the site with water; and
more recently our window supplier has run short of
aluminum frame material, which has delayed the
developer’s ability to proceed with interior finishing
until the building is sealed to weather.
These delays are disappointing for all involved and we
appreciate your patience during this construction
phase.

 

The fourth amendment now states a March to June completion:
 

The developer estimates the first date that a development unit within the Development may be legally occupied will be between March 15, 2020 and June 15, 2020.

That would explain the window installation slow down.

Kind of funny to bring this up now when at the time you said it would have no impact on construction schedule.

When your gc is in house, this is no excuse to blame on a supplier when it could have been housed on site months prior. I blame this 100% on scheduling incompetence. Embarrassing..

The glazing subcontractor is Flynn, who apparently relies on Alumicor to provide the profiles for the curtain wall. Alumicor is the exclusive Canadian rep for Wausau. Hmmm... I didn't know that.

I don't know of a single developer that doesn't use Starline. 

It is odd not to use Starline.

Flynn is a major North American firm, with offices throughout the continent. Starlight has a strong local presence and has a significant share of the local market, but they're certainly not the only reputable supplier of windows in our region.

 

Flynn supplied the windows for Edmonton's tallest building (could even be Alberta's tallest?) standing 68-storeys in the downtown core. They can handle a four-storey building in Victoria, I'm sure.

 

As for other local developers who've retained Flynn, Bosa Development is one. They may even use them at Dockside Green, but we'll see.
