You can't really make it out from the pictures, but the details of the brickwork on the podium that is visible beneath the scaffolding look really good so far. More depth and texture than pretty much any modern development downtown that I can think of (still not as much as most of the old buildings in Old Town but much more than anything recent). I think the podium will look gorgeous when finished.

 

True, the brick looks great so far, the rest of the cladding is more than half-way up the building and it looks so much better than its neighbours. The cladding looks much less institutional and bland.

In the mean time, I suspect that Big O will be the user of vacant lot until a proposal goes in. They have struggled with parking for years.

With Big O Tires, it would be about the same size at the lots for this building, or others like 834 Johnson or The Juliet.

This place is making great progress. I wonder when they are anticipating completion will be. It will be interesting to see the rental rates - rent has certainly shot up in the area over the last year.

That brickwork looks really good. This whole project is turning out way better than the renderings. Looking forward to seeing the sidewalk scaffolding come down and a few trees planted.

I have to say, when we're complaining about spandrel glass and other plain panels, my major trigger is when they're arranged so that the exact same panels are doubled up (or three in a row, or worse).

 

If such excessive arrangements are not evident then I have a much higher tolerance for the plain appearance and the repetition from one floor to the next. To my eye the needle tips more toward the "clean and modern" side of the meter, and away from the "drab and unimaginative" side.

 

For very plain panels I also prefer it when the borders (frames? what are they called?) are obvious and contrasting. I think this is why I'm bothered more by the grey panels on the upper levels of Yates on Yates than I am by the grey panels on the upper levels of Vivid on Johnson.

It'll probably look like the windows on Douglas at Johnson (Farm). I'm sure they'll do a decent job making it looks presentable. Pot shops often focus on branding and presentability. It will be very discrete and uninviting like all pot shops are forced to look, and I think that's a good thing. Same rules should apply to liquor stores IMO.

Wow, the lower building really fits the heritage profile of Victoria. Good job! More of such buildings should be built in the city centre of Victoria.

Yeah, I think the podium here would be well suited to Oldtown. It would be great at the Victoria Plaza Hotel site (Monty's), rather than that generic seafoam spandrel CRD-building lookalike that was proposed there. Or somewhere on Store Street or something.

Oh I agree with that too. I'm not suggesting we copy and paste the building in various other locations. I'm just saying it would fit well at that site. I do also love more contemporary designs that mesh well with the urban fabric of heritage districts. That was one of my favourite things about London (UK one) when I visited. They're very good at seamlessly fusing the old and new.
