In this market I'd wager you could fetch $1,650 for the unit, plus parking at $150/month (provided parking it included in that price). I'm still waiting on confirmation.

319900+gst would make investment bad,,

 

Are we sure it's $319,900 + GST? Typically advertised prices include net GST, no?

Work is underway at the Yates on Yates Sales Centre on Broughton Street, and I imagine they may be ready to open to the public in the latter half of June or in July.

Yes- the application was for a development permit with variances.

Not in my experience. I always assume GST for everything is extra except in the case of airline tickets, which must advertise full cost including taxes and fees now.

The vast majority of developers right now have gone to price+GST. 3-5 years ago it was monthly GST included.

 

The developer's last project, the Escher, was price+GST.

Yeah, I don't think 350k for a 550 sq ft in a concrete building is too bad, if you can rent it for 1500/mo. Marko's question about parking would be what makes this an attractive one or not.

 

This is exactly what this comes down to.  

 

$319,900+GST no parking is so so...you can pick up one bedroom units at the ERA with transient zoning and no parking for around 350-360k. 

 

$319,900+GST with parking would be attractive as you can't really buy anything downtown and newer under 350k with parking.

 

Keep in mind $319,900 is starting at so that would be a courtyard unit likely next to the sugar nightclub wall.

Looks good, although I'd scrap the wider podium that tapers in slightly around the ninth floor. I'd have the whole tower be the same slender width.

It seems like there's going to be less glass coverage on the upper floors than there was on Corazon all those years ago? (edit: or... maybe not)

 

I was counting on exceptionally glassy upper levels to save this one. I hate to say it but I don't think I get this building. I've found every image to be difficult to read, if you get my meaning. What look are they going for? Is it supposed to suggest a really imposing and solid downtown edifice? Or is it supposed to be more like a 20-story Corazon and I'm just blind? (edit: I think so, but maybe a bit more stately than Corazon)

 

If it's supposed to look solid and weighty then the nature of the cladding will make or break it, methinks.

 

Edit: I embedded a Corazon pic but it turned out to be gigantic so I'll link to it instead

 

Edit again looking back in 2018: I think I'm starting to change my tune and liking this Yates project more. Methinks it really will come down to the cladding and the colour palette. Stay tuned...

I agree. The overall look would be improved if the podium were only as tall as the buildings directly adjacent too it (3-4 floors maximum). The reduced lower-level floor plate could be compensated by greater overall height; 24 floors perhaps.

There is altogether too little glazing on most new CoV high rise proposals IMHO.
