This goes back to the CoTW this week (Thursday Dec 14).  Staff are satisfied with the most recent revisions to the proposal:

 

  • Elimination of the third storey on the townhouses (including the rooftop decks) and reduction in townhouses from 10 to 9 units
  • Reduction/elimination of balconies in the south building and a reduction in the size of the fourth storey/floor
  • Various landscaping and public realm improvements (benches etc.)

Has any other Abstract project ever hit such a wall of resistance?  I'm sure Abstract is glad the market remains HOT and delays will not prove that detrimental.  I think the city should look at past performance of builders heavily when community objections hold up worthy projects.  There is a need for development to support a tax base requiring funding to support so many community issues.

What the heck is the City doing with this? They have been reviewing the revised plans since January 19th, and they must know the plans intimately at this point given the number of previous reviews undertaken.

 

The changes are clearly identified. Pushing out this process time wise in an election year isn't good for anyone.

Not good for anyone.............except a mayor up for re-election!   I think the city will let this development sit on the back burner until after the election.  Community resistance makes it a hot topic and one politicians would rather defer.

While I agree with this I wouldn't want newbie competent builders/developers to be at a significant advantage tough. The merit of each idea/proposal should be the most important otherwise not much competition will enter the marketplace.

Public hearing now scheduled for April 12th, 2018. Any scuttlebutt as to anticipated further changes from the plans submitted on January 19th, 2018? 

 

First plans were submitted on September 27th, 2016!  The government wonders why real estate prices are high. Perhaps they should think about streamlining the approval process.

Council may feel they can take all the time they want with the larger developers. If they've already got projects on the go in Victoria, they are less likely to pull up stakes and tell the City to shove it. Abstract undertaking this project, is a good example.

Affordability and Supply, are these not too different problems?  Anything developers are building are selling out. What does this tell you.  

 

The city needs to fast track developments and approve developments flooding the market with a new supply of inventory.  Builders will incur reduced development costs and be able to pass along savings.  Dragged out development processes mean less and less affordability.    Whenever there is an oversupply of anything...........prices eventually decrease. 

 

Or, we can just impose additional speculation taxes!  Drive out people that support businesses, pay insurance, use public transit, dine at restaurants and love BC.

 

Impose a reasonable Capital Gains Tax.  How can it be fair to attack those that have supported local tax bases for years having family cottages, houses or homes.  Just like the auto industry, the spin off from the principle business is countless.

It appears that the Mayor is trying to cancel the COTW meeting that was to occur tomorrow in advance of the Council Meeting that starts at 6:30 PM. Council probably wants to rest up before the Public Hearings begin. It will be a long session and last well past the bedtime of many of the complainants.

Nope, it is so Council can attend the funeral of Chief Andy Thomas who passed away unexpectedly recently. His funeral is April 12 at 9am, same time as the now cancelled CoTW.

There are certainly supporters there tonight.   First public speaker was 8:25pm. I'll check in tomorrow....

Massive, massive turn-out. City Hall is packed. Lots of folks on the lower floor watching via television. The mayor said chicken was not on the menu tonight.
