Those are some very nice updates on the Bellewoods project.  I haven't been in the area for awhile.

It would be interesting to get some predictions on what the market will be looking like in late 2021 when this projects become complete?

 

Values being less, more or about the same????

Yes, 'Cypress' is 4-storey wood frame, 'Oaks' is 6-storey concrete, and there will also be 9 townhouses.

This Abstract build has progressed much quicker than B&W.  I know there is just a single level of underground that required blasting, but the area itself was considerable.

It was just last April that the true excavation began and already the Cypress is completely framed.  Abstract still has about 22 months according to the disclosure, will they complete this on on or ahead of time?

B&W was about 12 months late form the disclosure

How long until all construction activity across Victoria gets the word to "STOP"?  How do builders ensure workers safety using common Johnny on the jobs and other less than ideal social distancing.  You can't have a randomly selected group of businesses told to shut it down.

The sooner everyone bites the bullet the sooner this may be over until a vaccination is developed next year with hope.

I thought construction was considered essential in Ontario?  I know someone working in construction in California, and they are still working too.

yeah, item 28 there seems to just make all of them essential. What sector is left out of those... and since any business that supplies any of those is essential as well, that's probably a massive chunk of the workforce.

All that means is that they are not forced to shut down. Whether they continue to operate is up to them, taking into account safety issues, collective agreements, supply chain issues, etc..

Last, but not least, contract obligations. Unless they have a really broadly worded force majeure provision in the construction contact, they will be forced to negotiate a time extension with the owner, taking into account the owner's financing costs.
