Those are some very nice updates on the Bellewoods project.  I haven't been in the area for awhile.

It would be interesting to get some predictions on what the market will be looking like in late 2021 when this projects become complete?

Values being less, more or about the same????

Fun to look back then and read what some people thought.

One of the building is wood-frame and one of the buildings is concrete - is that how it works here?

Yes, 'Cypress' is 4-storey wood frame, 'Oaks' is 6-storey concrete, and there will also be 9 townhouses.

This Abstract build has progressed much quicker than B&W.  I know there is just a single level of underground that required blasting, but the area itself was considerable.

It was just last April that the true excavation began and already the Cypress is completely framed.  Abstract still has about 22 months according to the disclosure, will they complete this on on or ahead of time?

B&W was about 12 months late form the disclosure

Has anyone an idea on how sales is at this point?  Has one building sold more suites than the other?

How long until all construction activity across Victoria gets the word to "STOP"?  How do builders ensure workers safety using common Johnny on the jobs and other less than ideal social distancing.  You can't have a randomly selected group of businesses told to shut it down.

The sooner everyone bites the bullet the sooner this may be over until a vaccination is developed next year with hope.

I thought construction was considered essential in Ontario?  I know someone working in construction in California, and they are still working too.

From the G&M:

Mr. Ford stopped short of saying whether he plans to force construction companies to idle their cranes and send workers home. “We want to work collaboratively with the construction trade,” he said in response to reporters’ questions.

But late Monday night, the government released the list of businesses it considers essential, including construction projects that support the health care, transit, energy and justice sectors as well as those in the industrial, commercial, institutional and residential sectors.

The broad exemption for the construction sector comes amid a growing chorus of voices calling on the government to shut down the sector. via https://www.theglobe...on-industry-to/

The following are included as essential services in the Ontario order:

Construction

  1. Construction projects and services associated with the healthcare sector, including new facilities, expansions, renovations and conversion of spaces that could be repurposed for health care space
  2. Construction projects and services required to ensure safe and reliable operations of critical provincial infrastructure, including transit, transportation, energy and justice sectors beyond the day-to-day maintenance
  3. Construction work and services, including demolition services, in the industrial, commercial, institutional and residential sectors
  4. Construction work and services that supports health and safety environmental rehabilitation projects

yeah, item 28 there seems to just make all of them essential. What sector is left out of those... and since any business that supplies any of those is essential as well, that's probably a massive chunk of the workforce.

All that means is that they are not forced to shut down. Whether they continue to operate is up to them, taking into account safety issues, collective agreements, supply chain issues, etc..

Last, but not least, contract obligations. Unless they have a really broadly worded force majeure provision in the construction contact, they will be forced to negotiate a time extension with the owner, taking into account the owner's financing costs.
