...Assessed value reflects estimate of market value as of July. In a rising market that will always be lower than current market value since at this point it is almost 18 months out of date

18 months? Won't my January 2018 assessment show the (alleged) current market value as of July 1, 2017? That's only 6 months.

Yup. The goal has always been to be accurate sake price.

That's a racists statement, what does sake have to do with China?  And/or what does Japan have to do with China, other than, maybe, you think the people look alike.  Mijiu is the Chinese "equivalent" of sake.

You've never heard the phrase "what has that got to do with the price of tea in China"? I was just curious if the 21st century equivalent was "the price of sake in Japan". I don't think Chinese and Japanese people look any more alike than Norwegians and Germans. Next time I'll compare sake to the "price of herring in Norway".

It will.  However when you see properties selling now, the assessed value in the listing is from July 1, 2016 (since that is the most recent assessment available).   So almost 18 months out of date.  Assessments are always at minimum 6 months and at most 18 months behind current market value.

If you're planning to sell always get a current assessment done.
