Presumably, Ironworks will be built the same way, and therefore could go to 6 floors as mostly wood-frame construction if the city were to approve something so "tall" in this location.

I don't think so.  With just one very small retail unit in the corner, there is no need for an expansive concrete floor #1.

I'm not sure if the developer events wants to or needs to go above four-storeys. I'm sure it's going to be a great building and addition to the neighbourhood.

A number of projects cited in this report  (PDF: http://cwc.ca/wp-con...truction-BC.pdf)are 5-storeys or more just over concrete underground parking structures. It's a good read overall regarding the challenges of building wood-frame structures taller than the traditional 4 floors.

True, it just might be interesting to see a 5 or 6-storey building in this location. Almost anything will be an improvement over the gravel parking lot.

Just got my first email from the developer thanking me for registering and noting that they will be providing updates and pricing in "the very near future." I look forward to finding out how much I can't afford it by.  :lol:

Mods: the current proposal is for 4 buildings, 2 of which will be 5 storeys and the other 2 will be 3 storeys.

^ yup.  I want to like it but there's really nothing to like.  The windows are too small and there's zero trim detail.  It's like Madoff designed it to have a Soviet flair.

I totally get the industrial vibe they are going for, and perhaps it will look better in execution than it does in the rendering, but I have to cast my vote on the side of uninspired, at least for the time being. That being said, I do love that LeFevre is taking a chance and working to enliven this part of the city.
