The undersized parking spaces on the main level are unwelcoming.  

 

It's fine for my little Nissan and I seem to always find a space in the evening. But yeah, maybe not so good for Mike's Escalade.

That is the problem with Tuscany. It is attempting to be both a car-centric mall and a people-centric place and isn't doing either very well. I think they need to push all the parking underground save a few handicap and some loading zones and then actually make the middle portion people space, including patios for restaurants, etc.

 

I would note that Uptown suffers from some of this too (and do lots of other malls that are developing right now)

I think Uptown does it a lot better. Tuscany is terrible parking wise, but many of the businesses are the 5-10 minute parking type ones. Push parking too far away, and they may suffer. I think the whole area would be a lot more attractive with that proposal though.

Maybe, depends how many of their customers actually get there by car. I would suspect it is a lot less than people think. The problem is that the half-car-centric design of Tuscany lead to very narrow sidewalks in places, especially in front of Thrifty's.

I'd also like to see improvements to the car entrances and exits too, there. It's a nightmare for cyclists.

 

The next block west is even worse of course, due to no lane.

When I shop at Thrifty Foods I always park underneath. You can take your shopping cart down the flat escalator from inside their store to the parkade.

^ Yeah, for Thrifty's the setup is great. Not so much for the rest of them, where the surface parking is often full.

I had no idea Tuscany Village had it's own rooftop area for residents. 

That would be so nice to hang out on.

They had to repave the area near Monk Office earlier this year but that has not ended the problems with sagging and uneven parking lot this photo taken today shows.

The spaces are too small in the upper parking. I always park below near the escalator at Thrifty's when I get groceries.

Almost like they built on top of a stream or something, If they had grass and pedestrianized pavers on the main level like a real Italian piazza, they wouldn't have this problem quite as much (the buildings would still be sinking, but at least the water could run off)
