We do not yet know the height and massing of this rental project, but I understand it will be a departure from the norm design-wise.

 

Gordon Nelson Inc. out of Vancouver is building this one.

considering the shape of view towers something like this here seems obvious to me. it would practically design itself. or maybe something like yello

Thanks for heads up on these two developments... it appears that that the developer of the rental property has not yet applied for a rezoning or development permit... it will be interesting to see the design once available!

The View lot is actually quite large, and they'll be going for as much coverage as they can.

The developers of the View property have to accommodate a covenant of the site that gives vehicle access to the side of Lund's Auction.

I would imagine 937 View will provide parking access to 930 Fort. It's the only logical way to go, but if they don't, I think Sakura can still pull off a decent ground floor like they did with their tiny SoMA project beside the Sussex building on Broughton Street.

^That would mean two side-by-side (or overlapping covenants serving three properties. A bonanza for the lawyers that have to sort that out.

It's not that big a deal, I don't think. Since Sakura sold that half of the property to Gordon Nelson I would imagine if such a conevant were required by Sakura, that it would have been agreed upon already.

There's a similar agreement shaping up at the Parc project on Quadra at Fort, where the owner of the Armed Forces recruitment building will receive access to parking via Parc's property along Fort (vehicles will exit onto Broughton).

Given about 50 years of the same 3-4 story "boxy apartment" dreck that sprouted like mushrooms in this area, and the last 20 or so years of (generally, with a few notable exceptions) ~ 10-14 story cookie cutter mid-rise designs, this would not be a bad thing. At all.....

 

We're slowly seeing an acceptance of 'taller' - defined in Victoria of course as anything above fifteen floors - its now time for Victoria to start taking some chances on more daring architecture IMO.

 

Nothing radical necessarily, but something designed outside the traditional box, pardon the pun. Something taller, slimmer (please God!), and perhaps dare I suggest "glassy". Christ knows it works all over Asia and Europe in particular, in places a lot older and more "historic" than anything we could ever hope to offer up; there is no good reason we can't go a little wild too, even its a baby step as opposed to a full-on leap....

Only elevations (I couldn't find any that showed the entire building in a perspective drawing).

It's amusing how from that angle it is suggested that View Towers will be nearly blocked by a building only 2/3 as tall.

They're asking for a height variance to 45 m, so they'll be 12 m shorter than View Towers I believe.

 

Other interesting parts of the proposal:

  • 215 market rental units (one and two bedroom)
  • Pre-fab, modular construction
  • Hollow core with atrium at 3rd floor
