Yea that’s the block. The frontage of the property opposite Bart’s will be redone as part of the Telus project, and it will include a relocation of the table.

Know it all.

But I thought this was the IDEAL location for a ping-pong table.

Going to public hearing on the Dec 9th ...

Mr "I have to say NO to everything" of course found a reason to appose it even after adjustments were made to lowering the height and changing where the building sits.

There is zero encroachment into the south plaza. What is misunderstood is the current plaza is actually titled property, not public space. The building overhang extends into the area but at grade it does not.

Not sure why the CoV's plazas are considered sacred. They are empty at least 50% of the time.

If anything it will get more use with so many more people working in the area ... such a narrow minded thinker that man is.

“Given the significance of this investment, this project is not only a crucial part of downtown Victoria’s post-COVID emergence, it is a regional project with regional implications for Greater Victoria as a whole in light of its local head office role for TELUS, the architectural distinction it brings to the table and its economic spin-offs for the entire South Island,” said Luke Mari, partner at Aryze Developments.

Mari says TELUS’ investment will incorporate numerous internationally-recognized building standards that will culminate with TELUS Ocean’s status as British Columbia’s highest performing building from both a building efficiency and environmental aspect; this designation alone is considered a crucial benefit to the South Island’s construction industry.

“Builders and contractors may learn of new building techniques and emerging environmental standards, but it’s an entirely different scenario when local trades can experience building such a project first-hand,” Mari said. “This is project will achieve a LEED Platinum certification, a Well Version 2 designation for the highest standards for indoor air quality, a Salmon-Safe Certification, achievement of Step Code 3 of the BC Building Code and reach net zero carbon along with net zero building operations under the Canada Green Building Council’s version 2 Design Standard. Once complete, TELUS Ocean will be one of only a handful of buildings in Canada committed to this degree of building performance and environmental stewardship.”

Good for them. Out of curiosity, has Aryze ever built anything to this scale previously?

They are absolutely going big-scale now, for sure. The Island Outfitters project is on a fairly massive scale. There is also the new proposal for Quadra Street at Fisgard Street, a tower right on that corner.

I thought it was Pamela Madoff that opposes it ... which is no surprise as she is another one that goes out of her way to oppose anything that actually might be beneficial to the city as a whole.

Pam Madoff's architectural opinions were out-of-date for most of 1000 years on council. They haven't become any more relevant since.

Plot twist: in this case it's the popular view looking back from the Sooke Hills that's being threatened.

ehhh not buying it, doesn't invite a comparison, not as controversial, not architecturally aggressive, doesn't thumb its nose at its context.

The glass-clad triangular form of the building is evocative of an iceberg and invites a comparison with a current, and equally controversial proposal, adjacent to Vancouver’s Gastown neighbourhood, nicknamed the Ice Pick.

Both buildings propose an architecturally aggressive approach that speaks more to personal/corporate ego-building than it does to city-building and dramatically exceeds the current zoning.

Buildings that thumb their noses at their context and, rather than proposing an elegant, sensitive and contemporary design, favour a “starchitecture” approach that can be considered iconic and highly visible but often for all the wrong reasons.

Pam Madoff’s late partner gave us the WorldMark monstrosity on the James Bay side of the harbour, and she presided over the Disneyland-ified first generation of stucco-adorned leaky architectural garbage at the Songhees.

I think that speaks for itself.

My great frustration with her was her ambiguity re: the sort of buildings she wanted to see. She criticized a lot of stuff (including the Songhees), but to this day I have no idea which modern buildings in Victoria she might actually like.

Councillor wants hard look at Songhees
Times-Colonist
17 Feb 1994

Coun. Pamela Madoff says if she was the sultan of Brunei she would buy up Songhees and rebuild it from scratch.

But Madoff does not have that kind of money, so must be satisfied with Victoria's review of the Songhees policy plan and design guidelines.

...The review involving the advisory design panel, councillors and staff began this week but it is not clear how wide- ranging it will be. "A Band-Aid is not going to help, it is a question of major reconstructive surgery as far as I'm concerned," Madoff said.

...In future Songhees buildings, "my impression would be, you need a little bit of originality and diversity to give it some character."

Along with other critics, Madoff does not like the Victorian and Edwardian features seen at Songhees.

The wide roads are a "wasteland" and the practice of setting buildings far back from the property line isolates them, she said.

Songhees is a "very uninviting place to walk," she said.

"It is a suburb in the city and it shouldn't be." Songhees needs a commercial and village centre, Madoff said.
