It certainly isn't going to have the eye-catching panache of the historic sloping asphalt parking lot, that's for sure.
Can't compare apples to oranges, but we can certainly compare an inferior apple to a superior one, that's for sure.

For the most part I like the cladding materials, but the balcony railings on the street facade seem a little underwhelming.

I agree about the balconies np. Maybe they're designed to be safe for kids and pets. But overall I think The Pearl is one of the most novel buildings the city has seen for several years. I like the cladding they used, and the building really works from the water side. There isn't the uniformity like across the Harbour at Dockside. Just imagine when the walkway is opened up from the Janion to past the Craft Beer Market, which is all done. The extra life down there will make it awesome. (Not to mention the Northern Junk project, if it ever gets going)

Just a few photos of the walkway along the water. The handrail is from the old Johnson street bridge, sandblasted and repainted. Attached a reference photo. The light poles look like the ones around town with a fancy light fixture on top. There was a lot of the balcony handrails complete minus the glass inserts. Landscaping along the water side patios looked fairly complete with boulders and logs. On the south there was two large Pergolas over the walkways. Looks like it is coming along.

Nobody master-planned this stretch of downtown waterfront (thank goodness), and yet therefore look at how well the different pieces are coming together.
I'm going to go out on a limb and say Northern Junk very easily coulda/shoulda been nearing completion by now.
