Definitely a lot more activity the last month or two in terms of people on site. All the windows are FINALLY installed on the main residential structure, took forever to get the top floors done for some reason. You can see a lot of interior work has been done too, you can see appliances in many of the lower floors.
It looks like they are painting some of the concrete pillars, I’m a little confused as they cleaned up the lower half but the upper floors it looks like they are painting without finishing/cleaning up the concrete? Not sure if they are going to leave that as is or cover it with cladding?
The elevators are also currently being installed. One of the installers told me they’d be there until at least the end of June. So probably safe to say it will be late summer or early fall before it’s completely done.

It looks like they are starting to paint the exterior concrete, including the mural wall. I’m shocked they aren’t cleaning up the mural wall and smoothing it over, it’s really rough looking. They had cleaned up some of the concrete on the lower levels facing Head street but as you can see in the photo they’ve done nothing on the higher levels, just painting over it. Not quite sure what the logic was behind this, it doesn’t look very good.

Rumour is they’re expecting to eventually acquire the lot (or lots) next door and build something of similar size right up against that wall.
Yeah, that’s not happening. The guy who owns the pawn shop was already offered to be bought out and refused, he has absolutely nothing nice to say about them.

Curios if anyone thinks this will be done by the end of the year? The most recent amendment was end of September, I know that isn’t happening but I’d love to know if it’s even going to be this calendar year. There’s still a lot that needs to be done.
They do appear to be cleaning up some of the concrete, I hope they do a thorough and proper job. A few of the guys on site told me they have hired some crews to take care of some of the obvious deficiencies- let’s hope it goes smoothly!

Yeah, saw that too. I’m not happy about the two person limit for the inspection, I think that’s absurd. Most buyers are likely couples, you can’t even bring you realtor let alone an inspector or someone you trust to look for you?
They have made improvements on some of the concrete but it still leaves a lot to be desired. It will be interesting to see how the inside finishing is.

That’s a great question! I’m assuming they don’t want people bringing inspectors or realtors to help inspect the units for deficiencies. I can’t think of any other good reason. I will be fighting it.

I’ve never heard of this before. Whoever is going to be on title should have a right to be there, including their representation if they so choose.
This is the full quote from the update:
“ A representative of Lexi Development will be reaching out in the coming week(s) to schedule your Homeowner Orientation, which will take approximately 45 minutes. Please note that the attendance of your Homeowner Orientation is limited to no more than two persons, and we kindly request that no children attend the appointment due to ongoing construction on site. A note, it is recommended and requested that all persons attending wear closed toed shoes for safety reasons, more details on attire recommendations will be provided at the time of scheduling. If you plan to appoint a representative to attend on your behalf, they will be required to complete a waiver which will be provided at the time of scheduling. More details to come. ”
It’s crazy to me that as a couple I can’t have an inspector let alone my realtor with me. The only way would be to sign some waiver (who knows that that will include) and either one or both of us don’t get to view our new home.
I’m not accepting this and will be taking steps to fight it.

Has anyone heard of this before? I cannot imagine that a couple and a professional home inspector could be any sort of problem?
For many people, especially if it is their first home, this is a huge investment.
