Staff recommendation to decline the application was endorsed unanimously. The applicant has indicated that they will likely withdraw this application and reapply for a Development Permit for a 4 storey, 20 unit condo building. No rezoning required AFAIK

I worked in the mosaic building for almost five years when it housed the Ministry of Forests, up on the fifth floor. Great views but it was roasting in summer and freezing in winter. Sometimes we went up to sit on the roof.

Suffice it to say, I wouldn't be so severely gobsmacked as to fall out of my chair if the new proposal ends up being very bland while also magically satisfying all of the purported concerns about Fort Street's heritage and special characteristics.

A banal, 4-storey shoebox with some faux Tudor accents on the Fort Street side aught to suffice. Call it the Essex, or Suffolk or such and it'll be good to go.

And yet some people want to claim the development process is broken. Encouraging property flips should be the ultimate goal, right?

 

Anyway, I hope somebody remembers the concept for this one and tries to do something similar wherever there's a narrow lot waiting to be repurposed.

Sounds about right, except it'll probably be named after Queen Elizabeth as remembrance of her passing.
