In 2025 the downtown condo market averaged $25k less in price than across the region as a whole. 

 

Adjusted for unit size/type though?   I'd guess downtown condos are smaller than most other areas.

They may he smaller, but they’ll have the highest per square foot costs, or historically have. There are other factors to consider too, like parking.

Historically you could get a 1BR+den with parking in the suburbs for around the cost of a downtown unit with less square footage, so maybe a 1BR, and without parking. It’s difficult to compare the two just through an average price.

I guess what I’m saying is small is still expensive in the downtown market and I would have expected historic averages to be higher for downtown regardless of unit size.
