Townhomes in the CRD?

If you look at local houses built 100 years ago or older they are often on narrow lots, shoulder to shoulder.

 

New arrivals to Victoria from points east carried with them bad memories of the crumbling row houses and subsidized council flats back home and instead looked toward the new subdivisions on old farmland in places like Gordon Head and Broadmead where the lots were wide and the massive, broad CMHC mid-century modern SFD was sweeping Canada.

 

So true townhomes never took hold except recently in isolated pockets, like some of Zebra Design's projects like Carberry Gardens.

Carberry Gardens was quite nice, the former CFB base commander and his wife are friends and used to live there before selling and moving to Vancouver in 2013; sale price was in the $680K range as I recall. Lots of space for their family of 3 at the time - I think it was in the 1800 sf range, but small kitchens and that narrow design made it look at one Christmas party that 25 guests were more like 50. Otherwise nice neighborhood, great location. Can only imagine what one of those units would command today since its right on the edge of Rockland.

There are 68 townhouses for sale currently in the core areas, ranging in price from a leasehold at $139k up to 1.8M.  25 of them are under $600k. 10 of them under $500k.  176 such properties have been sold year to date with 86 sales under $600k and 41 sales under $500k.  So while not as common as condos, certainly not so rare as to be difficult to find.

let alone fee-simple townhomes 

 

Have there ever been any fee-simple townhomes in Victoria? Seems like such a great idea to me.

Which search engine did you use? Ran through a couple and just saw very little, though I'm looking specifically at older townhomes.

There are a handful of fee simple townhouses in the greater Victoria area, but quite rare.  I agree that they would be very popular very fast if the public came to understand what they were.  They are quite common throughout Ontario.

 

 

Which search engine did you use? Ran through a couple and just saw very little, though I'm looking specifically at older townhomes. 

 

I'm a Realtor®.  MLS® search.  Anything else will produce garbage results, out of date listings, historical listings, inaccurate data etc etc.

Throughout the entire CRD there are just under 160 townhomes currently for sale.
