How tall can Jawl build on the Capitol 6 site? It looks like those west-facing apartments in Yello are about to get thrown a whole lot of shade.

Victoria’s YMCA-YWCA is looking to take over the space at the Capitol 6 theatre.

 

The community centre has been at its 851 Broughton St. location for more than 50 years but sold the building to Vancouver-based Concert Real Estate Corporation for $21.9 million in 2018, with an agreement to allow up to seven years to relocate.

 

Now, the YMCA-YWCA has entered into a non-binding Letter of Intent with Jawl Properties to formally explore the feasibility of co-locating a new Y location to 805 Yates St., presently the home of the Capitol 6 theatre.

How tall can Jawl build on the Capitol 6 site? It looks like those west-facing apartments in Yello are about to get thrown a whole lot of shade.

 

Not sure what the current zoning is but I don't think they can put much height on the View Street side because of the church spire.

Forgot about that deal re: the current Y property on Courtney Street: Mike any inkling what Concert might do with it once it transfers to them - condos? What is the height limit at that side?

I have a bit of fondness for the cone-shaped dome but otherwise the building is a horrible design. Very poor pedestrian interface. However, I'm sad to see a downtown theatre go. Capitol 6 is a venue I go to frequently. The YMCA, not so much. 

Get ready for Yates Street to be branded as "Athlete's Row". I believe this will be gym #6 on Yates.

Currently CBD-1, which allows 3:1 FSR. No site specific setback requirements given in the zone, just a restriction that retail trade and office is limited to 2:1 FSR. Rezoning is likely methinks.

Jawl dont typically build residential so I'm interested to see if they will do a similar partnership with Concert like they did at Capital Park.

$21.969 million for the Y site according to TC, so consider the source.  :) 

 

Let's be clear, the Y sold its property to Concert, and the new location is owned by Jawl. Are Concert and Jawl collaborating on the development of both sites? Probably, but that's not been confirmed yet.

 

Concert has done a Y project before, which would help in dealing with CoV.

 

Does the CoV need a new pool? Yes, but they have a bad habit of screwing up pool projects.

Keep in mind that this "skyscraper" was torn down and eventually replaced with not one, but 2 shorter projects (Capitol 6 theatre and the 1965 "Y" building on Broughton). That probably explains how the city managed to survive until today.

Based upon assessment data, looks like the Capitol 6 property sold for ~$5.9M in 2016, unless someone has better info.

Of course it should be possible. Any other City would jump at the opportunity. However........

Under current zoning (CBD-1) the height limit is 43 m, but there's a setback to Blanshard Street required at a 5:1 slope once the building hits 20 m. This would push the massing closer to Yello. Also remember the zone has a max FSR of 3:1, with a 2:1 limit for non-residential uses.

 

If rezoned, the Capitol 6 property has the same development potential as Yello. As Rob points out there will more than likely be some discussion over sightlines to the church during review of any proposal at the DP stage, regardless of whether a rezoning is sought.

Yeah but if the Jawls aggregate the unused potential density on all of the parking lots they own in Victoria then they should be able to get to 10:1 here!
