Sounds like I can finally let this cat out of the bag. There will be a community meeting for the redevelopment of 979 and 983 Pandora, aka the print shop and SDA Church. The proposal involves a 16 storey purpose-built rental building with 5,000 sq.ft. of retail space in the podium. Townline is the developer.

This is a no-brainer. Rubber-stamp its approval.

Yeah, with 170-units! But isn't it 15-storeys?

The notice definitely says 16 storeys

Are any sort of preliminary renderings available?

I haven't seen anything, but I imagine Townline will have at least a concept available at the meeting coming up

As much as I'm excited about this, I really wonder how well this will sell immediately next to Our Place. I couldn't imagine stepping out of my home to the kind of chaos that goes on on that block. Or will increased development in the area have the effect of reduced tolerance for crime and street activities in the area and eventually push Our Place out of the neighbourhood? But MAN, Harris Green is changing fast, and for the better.

Sales for Vivid at the Yates have done remarkably well across the street from 844 Johnson. Also this proposal is for a rental project so none of the residents will be putting anything but their monthly rent on the line.

That's true. Although I think I'd much prefer to live across from the Central Care Home than immediately next to Our Place.

I think the proposed 10-storey condo project directly across the street from Our Place may have a harder time with sales.

Not as much as we'd expect.

Small 1 bed condo literally across the street of Vancouver's DTES Insite going for 400K: https://www.rew.ca/p...et-vancouver-bc

Someone subletting his unit in the same building for $1,500/month, parking extra: https://vancouver.cr...6712212905.html

"It's in the heart of the Downtown East Side, so you have to be ok with seeing some pretty sad stuff on a daily basis.

It's close to everything though. Coffee shops, restaurants, transit, grocery. Steps away from Chinatown, Gastown, Downtown, and Strathcona. "

Yes, I mis-spoke when I said "sell".

Being a younger individual I can say that I would definitely buy into this area (as would many of my colleagues). Yes being next to our place is not ideal but I if it saves me a bunch of money its worth it too me.

Furthermore, with all the new additional buildings and traffic planned it will immensely change for the better IMO.

Yes, if location results in cost savings, I would totally understand renting here. Anyways, I'm very excited about the project and to see renderings. I can imagine foot traffic here will dramatically increase over the next few years with all of the nearby redevelopments underway or in planning.

Also if you have more people living here I expect that the drug dealers that prey on those at Our Place will begin to go away. Nothing like lots more cameras and price watching them to ruin their business practices.
