Quite the mixed response. I like it, only wish it was 10+ stories taller (how I feel about every downtown project)

 

I imagine the height is a direct correlation with the parking requirements. They're already requesting a parking variance, since they aren't excavating below the chapel. Doesn't leave a lot of room for a parkade.

New plans were submitted end of January, they're on the Dev Tracker: https://tender.victo...Number=REZ00666

 

Changes seem minimal. The big addition is that the neighbouring Townline development has been added to the drawings for context.

Only part of it is being retained. The biggest part of keeping it will be removing the increasing amount of graffiti that now covers most of the Vancouver Street side.

Perhaps I don't see the architectural beauty in the funeral home, or most mid-century architecture for that matter. It just seems to constrain the design, kill the Vancouver St. side, and clutter up the whole Jetsons-style ground floor. The tower itself is pretty good.

The beauty is mostly on the interior as di Castri created light access along the sides of the chapel.

Seriously though, methinks this design implies more glass coverage than it would actually have. To its detriment, I mean. It should be glassier overall. And I just don't dig that spandrel striping effect. I could have sworn there was a controversy on the interwebs somewhere about excessive amounts of seafoam spandrel on new buildings?
