Does anyone know if this building is going to have retail or a coffeeshop type space where the old funeral home section is? It looks like the corner of Vancouver and Johnson would be a good spot for outdoor seating for a coffee spot. Also, since they're removing the left turn lane on Johnson they could really extend the pedestrian space.

IIRC, isn't the former chapel going to be used as some sort of amenity room for residents? Aren't all of the ground level units at the Wedge designed as residential and/or live work? I am not sure if any retail will actually end up being part of this project (despite the descriptor on this thread). This is OK as there is a plethora of vacant retail space nearby. The "extended pedestrian space" (aka patio) across Johnson Street ended up becoming part of a gym. I am not sure the area is crying out for additional pedestrian uses just yet.

6,500 square feet of retail space.

The project will incorporate a ground floor commercial component with frontage onto Johnson Street while the chapel's future use has yet to be determined.

I'm annoyed that they didn't choose maybe a bronze or brassy tone for some of the panels instead of going all-in with that conventional green.

General curiosity questions for those that may know:

 

1) Is the use of floor to ceiling windows in this project due to it being approved prior to Part 3 of the Step Code coming into force in Victoria, or something else? Can you still build floor to ceiling? noting that many projects are going for the 'big' windows (not quite to the floor, but maybe a foot or foot and a half from the floor), and obviously now some smaller windows on rental projects (i.e., Hudson House). I see that similar to 989, the use of some narrower floor to ceiling windows are used - is this a choice to meet the requirements?

 

2) Does the glass get more expensive when it's cut into some of these different shapes?

It comes down to the window product itself. It is cheaper for the builder to use alternate materials to glass/windows to achieve higher energy efficiency, but they can choose to.

The high-end product will continue to use more glass exposure if it’s possible in the design.
