Amazing that it's all presented in a grass roots fashion... Here is Arlington doing exactly the same thing as everywhere else right now.
"The study recommended the Board approve a countywide change from single to multi-family zoning, allowing up to 8-plexes in all residential areas that do not already permit it. Currently in 79 percent of the County’s residential land area, only single detached housing is permitted." "Missing Middle Housing is defined as housing choices between single family housing and high rise apartments. The efforts to review missing middle housing and whether and how it might work for Arlington began with the announcement on December 18, 2019 of a three-phase study. The framework “will start from a blank slate with no proposed policy or zoning changes. A county led team will use inclusive public engagement process, a cross-disciplinary team of experts, extensive data collection and analysis and an iterative design process to create study recommendations for the Board to consider.”
Amazing they came to the same conclusion of every other place implementing this policy!

Bachelor's degree - limited knowledge about a wide range of subjects
Master's degree - a more focused study of smaller range of subjects
Ph.D - an intense focus on a narrow range of subjects
demonstrating that the aim of higher education is to eventually know absolutely eveything about absolutely nothing

We do have some early indications of how “the missing middle is working in the short term since some places have managed to ram this through faster. Let’s look at San Francisco.

This was last year. How is it going so far?

This despite the market downturn also happening everywhere.

Its too soon to see any impact for SF. There is a lot more involved there than meets the eye, and it appears if you think red tape is bad here... its worse there. But perhaps it will get better as the state legislation SB9 bascially forced them to take action on upzoning there. SB9 technically came into effect in January and amended only very recently in SF by upzoning to get around the SB9 blanket approval for duplexes on SFH lots: https://www.planetiz...-family-zoning
Anyways, I'd check back in 2-3 years before there is any impact, and likely longer. It still takes time to replace SFH with duplexes and fourplexes.

Those suites are also cheaper than market rents for apartments, on average. Losing them to market rents is not going to improve affordability, and we also now know that it’s no longer a question of affordability in the CoV, but one of density.

It takes time to build yes but the effect on affordability is instant. Land values skyrocket. We don't need to bother checking back there. There is no testing ground. It's already happening everywhere before we can do that. This is my point. Not that it is inherently wrong. I like this form of building. But the question remains, what is the impact of doing this to EXISTING communities You know, where real people live. These places aren't "human settlements"...
