The top floor windows are finally going in on Hudson Place 2

To my eye, they look a little different than the rendering, which I thought had a more industrial/warehouse vibe.

Methinks the wood shrouding around that temporary chute (or whatever it is) on the right side makes the point yet again that this exact same design would have been much better if some of the panels had been a bit less bland. A bit of texture, some vertical lines to disrupt the strong horizontals, and a touch of a different colour would have gone a long way.

From my view of the taller east side top floor, it looks more like common space than residential.

There appears to be a large rooftop deck on the shorter west side of the building.

It seems to me that the top floor would be the most valuable piece of real estate in the building. I reckon there will be one expensive penthouse at the top. I'm hoping there will be some innovative lighting at night.

I suppose there might be someone who wants to pay an exorbitant sum to live on the top floor of a rental building. I'd have thought that sort of person would want to own their unit and likely already bought at HP1.

No developer of sound mind would create a top floor amenity room.

You don’t think there are people selling $2.5 million houses who can afford rent at $4,000 or $6,000 a month, for what would otherwise be a $5 million penthouse condo? It’s a no brainer. If you sold your condo you’d likely die before all of the dollars went to renting your identical place back.

I read somewhere HP2 was being touted as "work force" housing.

A top floor amenity room would add value to every remaining unit, though. Your crummy street-facing 2nd floor unit is less crummy if you can get away from it easily. 

 

 

But in a market where virtually all of the price comes from the land underneath I don't suppose the math for that works out.
