Though work at the site has been ongoing for months, ceremonial dirt was finally tossed into the air Wednesday to mark the official start of the re-imagining of the Harris Green neighbourhood on the edge of downtown Victoria.

 

The plan is to tear down all the commercial buildings on the 900 and 1000 blocks of Yates Street to make way for a project that will include five residential towers with about 1,500 rental suites, about 100,000 square feet of commercial buildings, and green space.

 

The commercial buildings on the 1000 block of Yates have already been demolished and removed and the site hosted Wednesday’s ceremonial ­sod-turning.

 

Daniel Drimmer, chief executive of Toronto-based developer Starlight, said the massive project is more than a housing project, it is the beginning of something special and a step forward to a more inclusive and connected downtown.

 

That seemed to hit home with the locals on hand for the event.

 

Jeff Bray, chief executive with the Downtown Victoria Business Association, said having 1,500 new rental units in downtown will make for a more vital and vibrant area.

“It means so much,” he said, noting it will be workforce housing for businesses in the area.

For decades, the corner of Cook and Yates was a familiar stretch of asphalt and car lots, most recently home to Harris Victoria Chrysler Dodge Jeep Ram.

 

On Wednesday, shovels hit the ground at 1045 Yates St., marking the start of Phase 1 of Harris Green Village – a development years in the making that will bring more than 1,500 new rental homes to Victoria’s core.

 

The project, led by Toronto-based Starlight Developments, is the largest multi-family housing project in the city’s history.

Well, that totally convinces me. A chart prepared on an unknown date, by an unknown person, based on unknown assumptions.

 

Might be accurate if the Feds go back to having more than a million immigrants a year.

Curious about parking:

-How many stalls are reserved for the grocery store and their patrons?

- What will happen when all 5 towers are built.... 1500 units and only 1 stall for every 8 units.

- 265 units tower next to View Towers was also approved without parking I believe

- Capitol 6 approved with 200 stalls for 600 workers

- In 2019 the waitlist for a monthly parking pass at any city of Victoria parkade was already 10 years long

Of course by full build out we could be long past many owning cars.

The excavation pit has made good progress here. Across the street has two cranes set up now too. I wonder what this part of downtown will look like in a year’s time.

Surely this quite attractive building is not in need of that kind of "improvement" when it's only about 35 years old?

Facelift,or repair?   It would be almost unprcedented for 75% of owners to choose a cosmetic job of that size.

Regents Park is a condominium complex in Victoria, BC, consisting of two towers: the West Tower at 1010 View Street (77 units across 11 storeys) and the East Tower at 1020 View Street (125 units across 17 storeys). Built in 1991 under strata plan VIS2133, it totals 202 suites.
 
 
 
 
 
So the spend would average almost $125,000 per suite.  Outside of at least partly required repair, I'd be suprised 75% would vote for that.
 
But that building has some pretty sophisticated balconies, maybe they need work, and while the scaffolding is up there want to do other stuff, like window and siding/stucco replacement. Certainly 35-year-old windows expecially aluminum ones like here, often are good candidates for upgrade.
